How’s the Montecito Real Estate Market?

I like to focus on strategies for creating the best outcome. And, I believe that a positive outlook leads to a positive result! Looking at the current shift in the real estate market both in Montecito and nationwide, I see a real opportunity.

Sales prices locally are higher than ever and the number of sales are flat. There are a lot of properties on the market and sellers want to sell — I am told again and again from sellers that they really want buyers to make them an offer. Looking at the numbers, our year-to-date listing-to-sales price ratio is currently at 93.8%. Up until last year, our listings were selling at or above 96.7% of their listing price. Buyers are now securing properties at lower prices—often around 6-7% or more below the original listing price.

The message — make an offer!
