If You Build It, They Will Come
~ Field of Dreams (1989)

Yesterday on Padaro Lane in Carpinteria (where Field of Dreams star Kevin Costner owns several properties), I counted seven properties under construction.
And it’s not just Padaro.
Across Montecito and Santa Barbara, buyers and developers are purchasing properties for the land and location, often planning major renovations or entirely new homes. This cycle of building and rebuilding has long been part of the Montecito landscape.
The process can take years, from design to permits to construction. Anyone who has searched for their dream home, or built one, knows that, like a baseball game, there are long stretches when nothing seems to happen, and then you’re in extra innings (or multiple offers).
Luxury buyers today are ready to spend more to save time, which is why turnkey homes command premium prices.
Is this heaven? No, it’s Montecito.

Birnam Wood
Where mountain views meet manicured greens, Birnam Wood delivers something rare: a Montecito address with the spirit of a private resort.
Originally developed in the 1970s around a championship golf course, this gated enclave balances quiet luxury with vibrant community. With just 142 single-level homes each one architecturally distinct; Birnam Wood feels spacious yet connected.
Most properties back directly onto the course, offering views of the fairways, mountains, or gardens, and all are designed for indoor-outdoor living. Life here centers around more than just golf. Six tennis courts, pickleball, bocce, croquet, a pool, fitness facility, and two on-site restaurants create daily opportunities to gather, play, and unwind. And with 24-hour security, residents enjoy both peace of mind and a genuine sense of retreat.
Whether you’re drawn to the lifestyle, the layout, or the landscape, Birnam Wood offers a singular take on Montecito living, grounded, gracious, and truly one of a kind.
