Listing timelines and “days on market” are up roughly 24% in Montecito this year compared to 2025.

Surprisingly, the total number of active listings is down about 19% from last year, with an average of 167 days on market. So far this year, 43 homes have closed, which is down about 41% compared to this time last year (73 closed sales). This year, sales are averaging 109 days on market versus 88 days last year.

Although there are fewer total listings, buyers are also moving at a different pace, weighing all options and reacting with urgency when the property and the price are both compelling.
