There’s always excitement around new listings and hot properties, and even more around the secret pocket listings.
But my favorite listings are often the sleepers — properties hiding in plain sight.
Maybe they started too high. Maybe they need work. Or maybe they’ve simply been around for a while and buyers forgot about them.
Sales in Montecito often take time. Many of our buyers live elsewhere, often buying second homes, and simply aren’t here the week a property hits the market.
Whatever the reason, there’s a story behind every listing. Knowing it changes everything.
358 Woodley Road is a good example. It was on the market for almost six months, had two price reductions and is now pending. With a facelift, this one is going to be a showstopper.
