Last week I came across this thought provoking comparison of tennis strategy:

  • Good players know that 80% of points are lost on unforced errors.
    • To win, they play it safe and wait for their opponent to make errors.
  • Great players consistently make the big shots under pressure.
    • They get to the top and win more often because they have put in the time and effort to be able to perform when it counts. They know how and when to go for it.

I was thinking of this over the weekend as we were negotiating on offers for 2 different buyers. In both cases our clients (the buyers) were making significantly lower prices than the sellers were hoping to get. (Sign of the times!) We spent time gathering background on the properties, seller motivations, and all the info that impacts price and then went with bold, creative offers with terms that helped the sellers see the deal more favorably. We had several volleys and so far have only gotten one of the offers accepted, but the other is still in play and looking good! ✨

As the market is picking back up (and it is) now is the time to be bold and creative — using strategy and skill to get where you want to go and seizing opportunities.

In tennis, real estate and life the winners use (thoughtful) bold moves to get bold results.

Now into last week’s real estate market update – there were 6 New Listings, 4 Closed Sales and 2 Pending Sales. The Closed Sales were between $3.6M and $7.8M, the majority of the New Listings also hovered in this price range, $3M to $6.8M. Activity is steady both for active listings as well as off market listings – as soon as we know, you’ll know!
