We are heading into our second full week of October and Buyers are still lining up to look at listings — if they can find them!

Last week saw 5 New Listings, raising inventory to 38 Active Listings, but tugging at the Median List Price average, as all 5 New Listings came to market at $4,675,000 or under. Of the New Listings, 2 are Land Listings, 2 are Condos, and the other is the San Ysidro-style cottage located on Danielson and already in escrow after only 3 days on the market.

Highlights from the 3 Closed Sales last week…

  • The sprawling estate at 560 Toro Canyon Park Road closed at $21,900,000, 17% under their original listed price when listed in May at $26,500,000.
  • 1300 Plaza Pacifica closed at $5,000,000, fetching $2,340/sqft.
  • And 1123 Camino Viejo’s successful pre-listing push resulted in closing with just 2 days on market, at $315,000 over asking.
