Every day I am asked, “how’s the market,” and I love this question.
There are lots of answers but most of you just want to know what prices are doing! We just sold 1800 East Mountain Drive. This architectural residence previously sold in June of 2020 (at the start of the Pandemic before prices took off) for $3,795,000. It is a turn-key, ocean view property on approximately one acre across the creek from the San Ysidro Ranch. It was severely impacted by the debris flow and totally renovated by the previous owner before coming on the market in 2020.
We have just closed escrow on this property for $6,125,000 – a 61% increase. So, there you have it, the current market for a move in condition, special property with ocean views in Montecito is up more than 50% since 2020.
I love to analyze the numbers so if you want to know the value of your property please reach out — the numbers are not all the same but the data is there it’s just knowing how to compare, contrast and analyze and that is our specialty. Have a great week!

Above is a recent architectural rendering by Braden Sterling of S|H Architecture illustrating the vision for 2025 Creekside Road, a 2.49 flat pastoral parcel located in the exclusive Montecito Valley Ranch community. With a vision for a rambling single level home with an open floor plan, utilizing every portion of the two separate building envelopes, Villa Del Torrente is the epitome of the Montecito lifestyle, combining the best of both an idyllic rural farmstead with a wine country estate.
The design includes a gorgeous guest house, a motor court, pool, and outdoor entertaining areas which are based on maximum sun exposure and maintaining privacy from Creekside Road and Sheffield Drive. The square footage for the plan as currently drawn is 5,900 +/- sq. ft. main house, 1,200 +/- sq. ft. guest house/ADU and two garages at 895 +/- sq. ft. each.
Sunny and welcoming, this property suggests a sense of harmony with the land and is sure to be an enduring legacy – click here to learn more.
