The last two days of October are here! Nationally, the average number of days a home was on the market was 21 days. Of the 15 sales we have seen so far this month in Montecito, 46% of those sales have sold in less than 30 days. Nevertheless, there are many properties that have had price reductions and have been on the market well over 60 days – the time is right to make offers on those homes.

Last week there were 8 New Listings, 3 Closed Sales and 2 new Pending Sales. One of the Closed Sales was off market – 551 Crocker Sperry Drive. This Birnam Wood home sold for $7,500,829 which is $1,989 per square foot. Of the other two closed sales, one was a 1 acre piece of land selling for $525k and the other was a 2 bedroom/ 2 bathroom Montecito Shores condo, which sold for $1,743 per square foot ($3,150,000).
