How’s the Market?

It’s the holidays! 🎄✨♥️

Saturday we celebrated with the Kogevinas Team at Brave and Maiden Winery. Just a 40 minute drive up the coast from Santa Barbara, I was reminded, as always, why we love living and working on the Central Coast – truly nothing like it! We embraced the moment and doubled down on gratitude for a life filled with family, friendships and clients (who are often both) plus work we love that fills us with a wonderful purpose. All the while basking in the sweeping vineyard views, stunning architecture, delicious wine and then a great lunch afterwards at SY Kitchen.

Here’s to your moments shared with family and friends and wishing you the warmth and joy that make this time of year truly special.

Now onto the stats. Last week in Montecito there were 2 New Listings, 2 Closed Sales and 1 Pending Sale. What caught our eye were the 2 Closed Sales.

160 Butterfly Lane previously closed in 2020 for $2.975M and after a remodel just closed for $5.535M after only 7 days on the market (although it was a private/pocket listing at a higher price for some time before being listed) – that is an 86% increase.

653 Romero Canyon Road closed for $3M after just 5 days on the market, for 3.6% above asking price.

Fasten your seatbelts, we know of many listings coming up in the new year and with the Fed signaling that rates will come down, it is looking like 2024 will get off to a great start.

BACKEN & BACKEN

One of our favorite “local” architects, Backen & Backen, is a multifaceted design firm integrating architecture, lifestyle and wellbeing. They believe in the search for new systems that respect the land, human health and our environment.

Howard Backen (born June 8, 1936) founded Backen & Gillam Architects (now Backen & Backen) in Napa, California. He primarily focuses on residential and winery projects and opts for architectural design that mesh with the landscape and its occupants. He is credited for being a large influence on the architectural aesthetic of the Napa Valley.

In the span of twenty-six years since opening, the firm has established four offices in Montecito, Los Angeles, Sausalito, and Saint Helena, collectively contributing to a rich portfolio of designs including:

  • 300 upscale homes
  • 60 wineries
  • Seven major resorts
  • 40 restaurants
  • A new line of retail stores for RH
  • A private 2,000-acre hospitality venue with a sustainable organic farm
