How’s the Market?

St. Patrick’s Day got me thinking about luck, not just the kind you might associate with finding a four-leaf clover, but the kind that shapes our experiences in unexpected ways, even in the world of real estate.

The older (and wiser?) I get, the more I see how beliefs and behaviors influence the opportunities (and houses) that come our way. In the early 2000s, a study was conducted by Dr. Richard Wiseman and it revealed that fortunate individuals had a knack for encountering serendipitous opportunities more frequently.

In our line of work, spotting these opportunities can make all the difference. Guiding a buyer to see a house that at first does not seem a fit or encouraging a seller to let us show their house even though the buyer does not seem to be the perfect profile has paid off many times in a successful sale. There is magic and emotion that drive home sales, not just bricks, mortar and money! Now for the latest Montecito real estate stats…

In January and February Montecito had a total of 29 sales, which is up from the 22 we saw in 2023, this year is looking like a similar market pace to 2017 (28 sales), 2018 (19 sales) and 2019 (21). Seventeen of the 29 sales were all cash (58%) and 10 of the 29 sales were in the $4M – $6M price range. Now for last week, there were 7 New Listings, 4 Closed Sales and 6 Pending Sales in Montecito. On Saturday night, we had the privilege of participating in The Blue Water Ball, Channelkeeper’s premier social gathering dedicated to raising funds for Channelkeeper, an organization whose mission resonates deeply with us – to protect and restore the Santa Barbara Channel and its watersheds through science-based advocacy, education, field work and enforcement.

It was a night of celebration that brought together ocean enthusiasts, activists, civic leaders, business owners, and public officials. The event raised critical funds, enabling us to protect our beaches, creeks, and coast, and uphold your right to clean water and healthy habitats.
