This week, our new listing in Sea Meadow drew immediate, high-intensity interest. The response was quick, engaged, and genuinely excited.

That kind of reaction is telling.
Buyers are gravitating toward properties that fully deliver the Montecito lifestyle, and Sea Meadow has it in spades: private beach access, a true lock-and-leave ease, and amenities like a pool, tennis court, and clubhouse.
And the numbers reinforce it.
From 2020 to 2025, there were 12 sales in Sea Meadow, averaging around $8.5M. 2021 alone accounted for more than half of that activity, including a record $26.5M beachfront sale.

Since then, opportunities have been limited. The most recent sale closed in June 2025 at $7,525,000 (1479 Bonnymede, just 2 bedrooms) up from $5,250,000 in 2021, a 43% increase in just four years.
