Nearly 1 in 5 Montecito homes sold this year have closed off-market.

There have been 115 sales in Montecito so far this year. Twenty sold before hitting the market, representing more than 17% of all sales and over $176 million in sales volume.

Off-market prices have ranged from $2.05M at 1220 Coast Village Road to $18.5M last month at 1421 Wyant Road, with nine selling above $10 million.

What does this mean? 

The real estate market has become more fragmented. The MLS remains central, but private networks, agent-to-agent conversations, and homes quietly being considered for sale continue to create more places for opportunities to surface.
