Montecito Sales Are Sending Mixed Signals

The median is down. The average is up. And what’s happening between $5M and $10M may help explain why.

Montecito’s market isn’t moving uniformly higher — a divergence that points to an increasingly active upper end of the market.

At this point in 2025, 63 homes had sold between $5M and $10M across Montecito and Santa Barbara. This year, just 43 have.

Above $10M, the story is very different.

Nearly one in four Montecito homes sold in 2026 has closed above $10M. Of 126 sales so far this year, 30 have topped $10M, including four above $20M.

Including the greater Central Coast from Carpinteria to Hope Ranch, there have been 41 sales above $10M — 21% more than at this point last year. Another nine are currently pending.

So while the median is down, activity at the top is pulling the average higher — even as fewer sales are happening between $5M and $10M.

Why? Many of the properties trading above $10M are difficult to replicate: beachfront estates, historic homes, significant acreage, privacy and exceptional views. Then there’s Montecito itself: a rare combination of location, natural beauty, privacy, community and proximity to Los Angeles.

Montecito isn’t simply moving up or down. The story is where the market is moving — and increasingly, the strongest momentum is at the very top.
