In July 2025, Montecito saw 15 sales with an average price of $6.7M and a median price of $5.3M. Homes averaged 89 days on market, with two closing off-market. Compare that to July 2024, just 9 sales, an average of $5.29M, a median of $4.3M, and 63 days on market. The picture is clear: more sales, higher prices, and continued strong demand in Montecito.

July’s highest and lowest sales capture the full spectrum of our market, from an entry-level property with untapped potential to a premier Mediterranean estate, and where I have been seeing opportunity align with value.

HIGH SALE - 799 Lilac Drive

Brought to market in April 2025 at $14.5M, this Mediterranean estate on manicured grounds offers sweeping mountain and ocean views and pool cabana. Adjusted to $13.5M in May, it closed in July for $13M, just 10.3% below its original asking price.

LOW SALE - 770 Coyote Road

Previously closing for $4.2M in August 2021 during the height of the Covid real estate surge, this 4.73-acre Montecito hills fixer returned to the market in January 2025 at $4M. Reduced to $3.5M in April, it ultimately sold in July for $3.4M, 15% below its original asking price, offering a rare entry point in Montecito under $5M.
