The Montecito market is showing some interesting shifts as we head further into 2025 — changing dynamics, more off-market activity, and a bump in days on market.

Here’s a quick breakdown:

  • SALES VOLUME DOWN There have been 46 closed sales as of the end of February 2025, down 72% from 163 in 2024.
  • LUXURY MARKET HOLDING STRONG – So far, 11 sales have closed over $10M in 2025, although this is down from 25 at this point in 2024.
  • OFF-MARKET ACTIVITY February saw 4 off-market sales totaling $44.4M with an average price of $11.1M. The highest was 308 Ennisbrook Drive at $22.8M. We continue to see many buyers finding their homes off-market, and sellers taking advantage of these quieter transactions. We know about many off-market opportunities and are always happy to share them.

  • TOTAL ACTIVE LISTINGS – There are currently 86 active listings in Montecito, with an average list price of $10,693,171 and a median list price of $7,195,000. At this time last year, there were 129 active listings.
  • DAYS ON MARKET The average cumulative days on market (CDOM) is 87 year-to-date in 2025 — up 19% from 73 in 2024.
