Don’t be fooled by days on market getting longer for some listings – buyers might be taking their time, but deals are happening and the fall looks like it will be another strong quarter for sales.

Montecito had a total of 14 sales in August 2023, with an average sales price of $5,003,107. More than half of the sales last month were all cash sales (8 sales) and 3 sales were Off Market. August sales are slightly down compared to 2022, which had 16 sales and an average sales price of $7,495,004, however, compared to the average sales price prior to Covid (2019), current average prices are significantly higher.
